House Hunting?

We've found a house and want to put in an offer, but what do we do next?

In the UK, contact the agent and put the offer in, they will contact the seller and if excepted or not they will come back to you.





Sort out your funding IE mortgage with your lender, bank or if paying cash no problem.





If the offer is accepted, sort out a solicitor the lender might be able to help.





Once you have signed things will be in the legal hand, waiting for the money to be moved around , deed and land searches by the solicitor, etc, they will give you more info near the time all take above 4 to 12 weeks, depending on how much work involved.





When moving in, sort out the the water company, electric company, gas company, etc. Keep letters and records of everything altogether so you can put your hands on them all in one go. Good Luck,House Hunting?
Decide your best price (keeping in mind you may have to offer a little more), then ring up the estate agent and put in a formal offer. The estate agent will pass the details to the seller, who will say yes or no. If the answer is no, and you are very keen, add a couple of thousand extra - or as much as you can afford. If the answer is still no, then you will have to bail out.(Unless someone can lend you extra)
Put in your offer on how much you think the house is worth. If you think you are getting a bargain, put in the asking price. If there is some work that needs doing, put in a lower offer. If the offer is accepted, tell the estate agent you want the house taken off the market and he is not to show anyone else around it, that will stop gazumping.





Find out how many people are in the chain. Can they move quickly. Will they move to rented accommodation if your end has gone through but they still haven't found anything.





Write down a list of all the questions you want to know, keep adding to it as you go. Phone the estate agent every day to see how the sale is progressing.


Then there's all the paper work to fill in, get surveys done, solicitors etc.





You could move in as little as 6 weeks but be prepared to wait 6 months, I did.

I would speak with a real estate agent. They will provide the paperwork necessary to put an offer in. Having an agent is not going to cost you any money when purchasing a house, only the home buyer which generally the two agents split..





I just got my first house this year, and there was probably a good 20 page document that you put together to put a formal offer on the house. You go into detail just incase there are multiple bids on the house and a bidding war begins.

Catch and release maybe...
why not phone the vendor and ask them what sort of an offer they would be happy with.





Or go to a local estate agent and discuss the matter with them. Whatever you do, DON'T borrow too much money, I beg of you. There's more to life than paying a big mortgage.
Make sure you have a good lawyer first! Then just tell your real estate agent you want to submit an offer, you have to give a token amount of money that will be deducted off the price (like $200 or so) and make sure you list any conditions with your offer...like that the curtains stay or a leaky faucet has to be fixed before you buy...things like that.
